Optional Management Service for Tenants with “Good” FICO® Credit Scores 670+

This Management Plan is designed for Tenants with “Good” to “Excellent” Credit who are not obviously at risk for eviction.

Requirements for Applicants include but are not limited to:

  • At least a 670 FICO 8 Credit Score.
  • At least a 3 to 1 Income to Rent ratio.
  • No more than a 41% Debt to Income ratio.
  • No more than a 30% Revolving Credit Utilization ratio.
  • All accounts in the Credit Report must be in Good Order without any delinquencies.
  • SureVestor Eviction Insurance is optional but not required.

Property Management Service cost $50 per month and Includes:

  • 12 Month Lease Term
  • Repair Ordering Service
  • Rent Collection
  • Accounting
  • 1099 Service
  • Annual Lease Renewal Service – $350
  • Annual Property Condition Report – $150
  • Move In Inspection 
  • Move Out Inspection
  • Security Deposit Escrow and Return

This Management Plan is designed for Tenants with “Fair” Credit who may be at risk for eviction.

Requirements for Applicants include but are not limited to:

  • At least a 580 FICO 8 Credit Score.
  • At least a 3 to 1 Income to Rent ratio.
  • No more than a 41% Debt to Income ratio.
  • No more than a 30% Revolving Credit Utilization ratio.
  • All accounts in the Credit Report must be in Good Order without any delinquencies.
  • SureVestor Eviction Insurance is recommended but not required.

Management Service for Tenants with “Fair” FICO® Credit Scores 580-669 but have Delinquencies and/or Ratio Violations that requires Eviction Insurance

This Management Plan is designed for Tenants with “Fair” Credit who are at risk for eviction.

Requirements for Applicants include but are not limited to:

  • At least a 580 FICO 8 Credit Score.
  • At least a 3 to 1 Income to Rent ratio.
  • No more than a 43% Debt to Income ratio.
  • No more than a 50% Revolving Credit Utilization ratio.
  • The total of all account delinquencies in the Credit Report cannot exceed the amount of one month’s rent.
  • SureVestor Eviction Insurance is required for $50 per month.
