Rental Listing Term Limits

Real Estate Brokers have an Ethical Duty not to list properties for sale or for rent that they believe are significantly above current market value.  The Broker will seek to mitigate his liability related to this subject by limiting the listing agreement period for rental properties based on advertising price and property condition.  

The Broker limits the term of the rental listing agreement based on advertised price as follows:

  • 65 days for properties advertised above the Broker’s Appraised value.
  • 95 days for properties advertised at or below the Broker’s Appraised value.

The Broker limits the term of the rental listing agreement based on property condition as follows:

  • 65 days for properties in Broom Clean condition.
  • 95 days for properties in Broom Clean condition with professionally cleaned carpets and have newly painted interior walls and or walls that have been repaired and touch up repainted.
