Seller and Buyer Services
The Broker does offer Selling Services.
The Broker does offer Buyer’s Services for his listed properties only with conditions.
The Broker acknowledges that an unrepresented Buyer can compel the Broker to show the property due to his fiduciary relationship to the Seller. The Broker agrees to show the property upon request to an unrepresented Buyer with the following conditions:
- The unrepresented Buyer presents a legible copy of their Drivers License.
- The unrepresented Buyer must pass a background check.
- The unrepresented Buyer presents proof of funds or a mortgage approval letter.
- After complying with steps 1 -3, the unrepresented Buyer must provide at least a 48 hour notice to schedule the showing appointment.
If the unrepresented Buyer demands that the Broker draft and present a Sales Offer, then the Broker will require that the unrepresented Buyer sign a Buyer’s Agency Agreement with the Broker.
The Buyer’s Agency Agreement that the Broker requires the previously unrepresented Buyer to sign will contain the following requirements:
- A Limited Consensual Dual Agency Agreement would have to be signed by both the Seller and the Buyer.
- In the unlikely event that the Seller would sign the Limited Consensual Dual Agency Agreement, then the Broker would require the Buyer to fill out and sign the Alabama REALTORS® 2024 Buyer Inspection Disclosure and Waiver.
