About Us
We are Realtors® that specialize in providing Leasing Service, Eviction Insurance and Tenant Damage Insurance. It is our goal to provide excellent service at the most competitive rates. We have been in business for over 10 years and have an A+ rating with the Better Business Bureau and a 5 Star rating with Google Reviews.
Service Area
Our Service Area is Shelby County. We provide Leasing and Management Services for single family properties that are estimated by Zillow® to lease between $2000 and $5000 per month. Properties must be vacant, unfurnished and in “Broom Clean” condition.
Leasing Service
Leasing Service includes: (1) Advertising, (2) Property Showings, (3) Tenant Screening, (4) Producing a Move In Condition Report and (5) Lease Execution.
Advertising – We will photograph your property and list it to the MLS and will also advertise it on Zillow®, Hotpads®, Trulia®, Realtor.com®, etc.
Property Showings: The Broker will provide MLS Listing Service with all showings conducted by Licensed Realtors® for a fee of 100% of the first month’s rent.
Tenant Screening: We verify the Applicant’s Identity, Employment, Credit Score and Background. The minimum Credit Score for lease application approval for Uninsured Leases (Lease Only Service) shall be a TransUnion FICO® 8 Score of 740 or more. If you want to make your property available to Applicants with less than a 740 Credit Score then Insurance is required (see chart below).
Move In Inspection Report: The Broker will conduct a Move In Inspection Report with 360° photography and deliver a copy to the Landlord and the Tenant. The Broker will not conduct a Move Out Inspection Report with Lease Only Service.
Lease Execution: We provide Attorney vetted Leases for both parties to sign online via DocuSign.
Optional Eviction and Tenant Damage Insurance
In order to purchase Eviction and Tenant Damage Insurance you must use our Leasing Service described above. The Broker must screen the Tenant that is Insured. In addition, the Broker includes Rent Collection, Accounting, Escrow and Inspection Services in order to administrate the Eviction Insurance Policy.

What is covered with the Buildium Tenant Property Damage Insurance?
Up to $100,000 in liability coverage with no deductible for resident-caused property damages including:
- Water damage including damage caused by an overflowing toilet, etc.

Montly Insurance Costs are determined by the Owner according to the Minimum Credit Score that they select for Lease Application Approval.

Optional Repair Ordering Service
By default the Owner is solely responsible for ordering repairs and maintenance services requested by the Tenant, but this responsibility may be assigned to the Broker for no additional charge.
