Service Area
Our Service Area is Shelby County. We provide Leasing and Management Services for single family properties that are estimated by Zillow® to lease between $1500 and $5000 per month. Properties must be vacant and in “Broom Clean” condition. Use the button below to get your Free Zillow Rental Zestimate®.
Leasing Service
Leasing Service includes: (1) Advertising, (2) Property Showings, (3) Tenant Screening and (4) Lease Execution.
Advertising – We will photograph your property and will advertise on Zillow®, Rently®, Hotpads®, Trulia, Realtor.com, Apartments.com, ApartmentList.com, ApartmentHomeLiving.com, Homes.com, ForRent.com, ApartmentFinder.com, WestsideRentals.com, DoorSteps.com, Rent.com, Rentals.com, Redfin.com, ApartmentGuide.com, Padmapper.com and Zumper.com. Exceptions: option 5 below will only be advertised in the MLS, Zillow®, Hotpads®, Trulia, Realtor.com; option 6 below will be advertised with all of the above including the MLS.
Property Showing Options:
- For 50% of the first month’s rent the Broker’s Agents will provide Escorted Showing Service.
- For 50% of the first month’s rent the Broker will provide Rently® Self Touring Service.
- For 100% of the first month’s rent the Broker will provide Agent Escorted Showings and Rently® Self Touring Service. This is the option we recommend.
- For 100% of the first month’s rent the Broker’s Agents and Cooperating Agents will provide Escorted Showings via MLS Service.
- For 150% of the first month’s rent the Broker’s Agents and Cooperating Agents will provide Escorted Showings via MLS Service and the Broker will also provide Rently® Self Touring Service. Management is required for this option.
Tenant Screening:
- We verify the Applicant’s Identity with the DMV, the IRS and through a Knowledge-based Authentication (KBA) Questionnaire from the Credit Bureau.
- We pull background reports and screen for evictions, property damage filings, felonies for violent crimes, drug trafficking, sex offenders, etc.
- We verify the Applicant’s Credit Score, Rent to Income Ratio and Debt to Income Ratio.
- We collect the previous two years of IRS Tax Transcripts.
- We collect three months of Bank Statements and the most recent PayStub.
- We scan Bank Statements and Pay Stubs for fraud with the most up to date fraud detection software available.
- We verify the Applicant’s current employment and income compliant with the Fair Credit Reporting Act (FCRA).
Lease Execution:
- We use Attorney vetted Leases.
- Leases are signed by both parties online via DocuSign.
- The Tenant delivers the initial funds in the form of Cashier’s Checks.
Management & Insurance
Management/Insurance Packages are available upon request for 10% of the rent of the rent per month. There is a maximum fee of $200 per month per property.
