Rently® Leasing Service
Rently® Leasing Service is available for vacant Single Family Homes estimated by Zillow® to lease for at least $1500 that are in “Broom Clean” condition. The Leasing Fee is 50% of the first month’s rent. Owners do not have to also contract for Monthly Management Service to use our Leasing Service. The features of Rently® Leasing Service include:
- Listing to the Internet Listing Service (ILS) including Rently®, Zillow®, Hotpads®, Trulia®, etc.
- Rental Customer Self-Showing access provided by Rently®.
- We will photograph your property and list it online.
- We verify the Applicant’s Identity with the DMV, IRS and the Credit Bureau.
- We pull background reports and screen for evictions, property damage filings, felonies for violent crimes, drug trafficking, sex offenders, etc.
- We verify the Applicant’s Credit Score, Rent to Income Ratio and Debt to Income Ratio.
- We collect the previous two years of IRS Tax Transcripts.
- We collect three months of Bank Statements and the most recent PayStub.
- We scan collected documents with fraud detection software.
- We verify the Applicant’s current employment and or sources of recurring income.
- A Marketing Fee of $50 per month will be charged on all vacant properties.
- Move In Report
- We provide professionally prepared leases for both parties to sign electronically.
- The initial listing agreement term will be for approximately 30 – 60 days depending on the time of month you sign the agreement. One month listing agreement extensions require at least a 5% reduction in the rental rate.
Management Service
Monthly Management Service is optional and not required to use our Leasing Service. Fees vary depending on the minimum Credit Score Requirement set by the Owner for lease application approval. Tenants with low credit scores cost more to manage than Tenants with high credit scores. The cost for Monthly Management shall be as follows:
- $80 flat fee per month for Owners willing to accept a Tenant with a Credit Score of 700 or better.
- $90 flat fee per month for Owners willing to accept a Tenant with a Credit Score of 650 or better.
- $100 flat fee per month for Owners willing to accept a Tenant with a Credit Score of 600 or better.
Management Services Include:
- Rent Collection and Transfer of Rent to Owner
- Credit Bureau Reporting
- Monthly and Annual Accounting Services
- Annual 1099 Service
- Move Out Report
- Annual Inspection Reports
- Holding and Returning the Tenant’s Security Deposit
- Ordering Repairs and Maintenance Services
- $250 Annual Lease Renewal Fee
