Leasing & Management Services

MLS Leasing Service is available for vacant Single Family Homes estimated by the Broker to lease for at least $1500 that are in “Broom Clean” condition.  The Leasing Fee is 100% of the first month’s rent.  The features of MLS Leasing Service include:

  • Listing to the Multiple Listing Service (MLS).
  • Showings provided by Licensed REALTORS®.
  • We will photograph your property and list it online.
  • We provide Expert Tenant Screening and have a 100% success rate in detecting Application Fraud.
  • We provide professionally prepared leases for both parties to sign electronically.
  • The initial listing agreement term will be for approximately 30 – 60 days depending on the time of month you sign the agreement.  The Broker will not list your Property for more than the Zillow Rent Zestimate®.  If your property does not lease during the initial listing term, a one month extension will be conditional on a reduction of the rental rate to be determined by the Showing Rate.  When a Property does not receive any showings during a Listing Term, the Broker will not extend it without a 10% reduction in the Rental Rate.  During a Listing Term when a Property does not receive Showings at the rate of at least 10 per every 30 days, then the Broker will not extend it without a 5% reduction in the Rental Rate.  If your property does not receive any applications after 30 showings, the Broker will not extend the listing.

Standard Leasing/Management Service is available for vacant Single Family Homes estimated by the Broker to lease for at least $1500 that are in “Broom Clean” condition.  The Leasing Fee is 50% of the first month’s rent and the Monthly Management Fee is 10%.  The features of Standard Leasing/Management Service include:

  • Rental Customer Self-Showing access provided by Rently®.
  • We will photograph your property and list it online.
  • We provide Expert Tenant Screening and have a 100% success rate in detecting Application Fraud.
  • We provide professionally prepared leases for both parties to sign electronically.
  • Rent Collection and Transfer of Rent to Owner
  • Credit Bureau Reporting
  • Monthly and Annual Accounting Services
  • Annual 1099 Service
  • Move In and Move Out Reports
  • Annual Inspection Reports
  • Holding and Returning the Tenant’s Security Deposit
  • Ordering Repairs and Maintenance Services
  • $300 Annual Lease Renewal Fee
  • A Marketing Fee of $50 per month will be charged on all vacant properties.

Corporate Leasing/Management Service is available for vacant Single Family Homes estimated by the Broker to lease for at least $1500 that are in “Like New” condition.  The Leasing Fee is $300 and the Monthly Management Fee is $88.  The features of the Corporate Leasing/Management Service include:

  • Rental Customer Self-Showing access provided by Rently®.
  • We will photograph your property and list it online.
  • We provide Expert Tenant Screening and have a 100% success rate in detecting Application Fraud.
  • We provide professionally prepared leases for both parties to sign electronically
