Explaining the difference between Non-MLS & MLS Showing Services 

The two types of Non-MLS Services are Self-Guided Tour (SGT) and Credit-Verified Tour (CVT).  With both the properties are not listed in the Multiple Listing Service (MLS) for Cooperating REALTORS® to show.  Therefore the Brokerage fee is 50% of the first month’s rent.

SGT – According to Google approximately 83% of Rental Customers in the United States would choose a Self-Guided Tour (SGT) over dealing with an Agent if given the option.  There is a very important reason why Rental Customers prefer SGT and it has nothing to do with convenience.  It is not commonly known or remembered today that prior to Rently® inventing Self-Guided Tour Service in 2011 that Rental Customers had to apply and be approved before being allowed to see a rental property with an Agent.  Perhaps the most important reason that Rental Customers prefer SGT is because they do not have to apply before viewing a property.  Most Property Managers do not offer Agent-Guided Tour (AGT) Service today for that reason.  When you are shopping for a Property Manager and they do not specify the type of Showing Service that they provide, it is almost certainly a Self-Guided Tour Service.  

CVT – Standard Rently® Service verifies a Rental Customer’s identity before allowing access without checking their credit score.  We use Rently’s® identity verification feature but disable the automatic access function.  When a Rental Customer requests a showing we check their credit first and do not allow them access if they do not have a qualifying credit score.  The credit check is free and there are no points deducted from their score.

MLS Showing Service is conducted only by Licensed REALTORS®.  In most cases the Broker uses Cooperating REALTORS® to conduct MLS Showings and the Rental Customer is not required to verify a qualifying credit score and annual income.  The Broker’s REALTORS® do not show rental properties without the Rental Customer verifying that they have a qualifying credit score and annual income.  In many cases Rental Customers will procur their own Cooperating REALTOR® for a showing, especially if they are seeking to be represented.  If a Rental Customer has difficulty find a Cooperating REALTOR® to show a rental property, the Broker can assist the Rental Customer by using a third party showing service.  

 

Credit-Verified Tour Service or MLS Showing Service is required for properties listed at $3000 per month or more and optional for properties listed between $1500 to $2999 per month.
