Definition of a Clean and Safe Condition as Required to Contract for Monthly Property Management
Alabama law requires landlords to deliver the premises in a clean and safe condition, as defined by the Alabama Uniform Residential Landlord and Tenant Act (Ala. Code § 35-9A-101 et seq.). This includes complying with all building and housing codes that affect health or safety and making all repairs necessary to keep the property in a habitable condition.
The Broker defines “Clean and Safe” condition as including but not limited to:
- Drywall must be free of damage including but not limited to holes equal to or exceeding 1/4 inch in diameter and/or installed drywall anchors.
- Carpets must be in good condition free of stains, worn spots, cuts, wrinkles, seam separations, etc.
- Dryer Vents must be professionally cleaned.
- Hard surface floors must be in good condition and have been swept clean.
- All personal property and garbage has been removed.
- Debris has been removed from all drawers, cabinets, countertops and wiped clean free of stains.
- Lawn and landscaping must be in good condition and be HOA compliant.
