Repair Ordering Options

The Broker will set up the property management software so that the Tenant can directly contact the Broker to make a repair request.  The Broker will be responsible for ordering repairs with the Owner's approval if the estimated cost of the repair exceeds $300.  The Broker will have authority to automatically approve minor repairs that cost up to $300 without the express permission of the Owner.  This property management model is the most common model offered by most Property Managers today.  

The Owner may elect to use their own selected Vendors for repairs and maintenance provided they agree to manage their Vendors without the Broker’s assistance. Under this plan the Owner does not assign responsibility or authority to the Broker for ordering quotes or repairs.
