The execution of a "sight unseen" lease is strictly prohibited. For the purpose of this disclosure, a "sight unseen" lease execution describes a situation where a lease is signed before the signing Tenant(s) have personally visited the property and approved its condition. Remote viewing is not accepted as a substitute for personally visiting the property. Requests for exceptions due to traveling long distances will not be accepted.
Subleasing is strictly prohibited.
Rental Arbitrage is strictly prohibited. If the property is advertised for short-term lease, or any occupant who is not an authorized Tenant is discovered, the Broker and Owner will pursue the strongest legal remedies available under the Alabama Uniform Residential Landlord and Tenant Act, including:
- Eviction: Broker will serve notice and file an Unlawful Detainer action in District Court to reclaim possession of the property.
- Security Deposit Forfeiture: The full security deposit will be retained to the maximum extent allowed by law to offset administrative, legal, and operational costs of the breach.
- Disgorgement of Profits: Owner and Broker will sue to recover all revenue the Tenant collected from unauthorized subtenants, short-term guests, or occupants.
- Damages and Costs: Tenant will be held liable for all property damage, legal fees, court costs, and broker expenses arising from the unauthorized occupancy and eviction.
Submitting an application and having it approved will not "secure" the property or take it off the market.
Deposits are not accepted to "secure" a property or take it off the market.
All requests to view a "Coming Soon" property before it is available for general viewing will be declined.

What is your employment status?

Employed Applicants (W-2)

Every Applicant must show verified gross monthly income of at least 3.0 times the monthly rent. Your income is verified by the Broker from documents you upload through the Broker’s secure Income Documents form for employed Applicants; you will receive the link after your application advances to review, and the $30 verification fee is paid on that form. Pay stubs are the preferred document. Submit pay stubs covering the most recent 90 days (every pay stub in the 90-day window), with the most recent pay date within 35 days of submission. Base pay is counted from your pay stubs — your regular hourly or salary earnings before deductions, including paid leave and shift differential. Overtime, bonuses, commissions, and tips also count when you document them with your W-2 forms or IRS Wage and Income Transcript for the most recent tax year; your qualifying income is then the greater of your current base pay or your W-2 total wages divided by twelve (see the W-2 rule in Section 14). Variable pay that does not yet appear on a W-2 is not counted; reimbursements and one-time payments are never counted. Your qualifying gross monthly income is calculated the same way for every Applicant: (total base pay on all pay stubs ÷ number of pay stubs) × pay periods per year ÷ 12. If your employer issues only paper pay stubs or paper checks, you upload your bank statements showing each payroll deposit plus photographs or scans of the paper stubs, and your base pay is the figure your employer confirms on the Employment Verification Letter. Your employer must verify your employment. On the Income Documents form you will state your current gross base pay rate and pay frequency. Employment is verified in writing; if your employer has not responded within three business days we notify you so you can prompt the employer, and an application without verification within seven business days is deemed incomplete until it is obtained. The Broker prepares an Employment Verification Letter that you sign electronically and your employer confirms or corrects; if the employer’s figure is lower than the figure from your documents, the employer’s figure is used. If you are relocating for a new job or started your job within the last 90 days, see the New Employment rule in Section 22: the job counts at the lower of the offered base pay and the base pay proven by your prior employer’s pay stubs, with a gap of no more than 60 days between jobs. If you also receive other income listed in Section 14 — for example Social Security, a pension, or child support — you document it on the same Income Documents form; no additional fee applies. W-2 Employees with Overtime, Tips, Commissions, or Bonuses

Overtime, tips, commissions, and performance bonuses count when they are documented. To have them included, supply your Form W-2 from every employer, or your IRS Wage and Income Transcript, for the most recent tax year for which W-2s have been issued; qualifying income is then the greater of your current base pay or the total of Box 5 (Medicare wages and tips) on those W-2 forms divided by twelve. Your pay stubs confirm the income is currently being received — the same one-year-plus-90-days approach used for self-employed Applicants. Variable income is never projected from a partial year or a single pay period. Variable pay that does not yet appear on a W-2 is not counted. Retired Individuals

Retired individuals apply under the same income requirement as every other Applicant: verified gross monthly income of at least 3.0 times the monthly rent, measured against the full monthly rent. The Broker does not consider savings, investment, or retirement account balances; assets are not income. Retirement income is counted only from the following sources. Each requires the source document listed (dated within the last twelve months or covering the current year) plus your three most recent monthly bank statements showing the deposit each month: Social Security, SSDI, or SSI (benefit verification or award letter, counted at the gross benefit before Medicare premiums and withholding); pension or annuity (award letter or Form 1099-R); recurring retirement-account distributions (custodian statement showing the scheduled monthly distribution and a current statement showing a balance of at least twelve times that amount); VA or military retirement benefits (benefit letter); and interest, dividend, rental, or trust income (IRS Tax Return Transcripts for the two most recent tax years, two-year total ÷ 24). Income with a stated end date within twelve months is not counted. Because they are not taxed, Social Security benefits, SSI, and VA disability compensation are counted at 125% of the documented amount. Not counted: one-time or lump-sum withdrawals, gifts or support from anyone who will not sign the lease, account balances, and any income that cannot be documented as described. If you also work, choose the employment status that describes the job; your retirement income is documented on the same Income Documents form as your pay, and no additional fee applies. Applicants Who Are Not Employed

Every Applicant must show verified gross monthly income of at least 3.0 times the monthly rent, measured against the full monthly rent. The Broker does not consider savings, investment, or retirement account balances; assets are not income. Income other than wages or self-employment is counted only from the following sources. Each requires the source document listed (dated within the last twelve months or covering the current year) plus your three most recent monthly bank statements showing the deposit each month: Social Security, SSDI, or SSI (benefit verification or award letter); pension or annuity (award letter or Form 1099-R); recurring retirement-account distributions (custodian statement showing the scheduled monthly distribution and a balance of at least twelve times that amount); VA or military retirement benefits (benefit letter); long-term disability or workers’ compensation (insurer or agency letter confirming payments continue at least twelve months); child support or alimony received (court order or state disbursement statement, counted at the lower of the ordered amount and the three-month average actually received); and interest, dividend, rental, or trust income (IRS Tax Return Transcripts for the two most recent tax years, two-year total ÷ 24). Income with a stated end date within twelve months is not counted. Because they are not taxed, Social Security benefits, SSI, VA disability compensation, child support, and workers’ compensation are counted at 125% of the documented amount. Not counted: unemployment compensation, one-time or lump-sum payments, gifts or support from anyone who will not sign the lease, account balances, educational benefits and stipends, and any income that cannot be documented as described. Dean & Associates Inc does not participate in the Housing Choice Voucher Program, commonly known as Section 8, or in other rental subsidy programs that require a contract between the Owner or the Broker and a government agency, and does not hold Housing Assistance Payment contracts with any housing authority. Every Applicant qualifies on the Applicant’s own income, measured against the full monthly rent. The full rule is published in Section 14 of our Minimum Requirements.

Applicants with Both Employment and Self-Employment Income

You may qualify on your W-2 income alone, your self-employment income alone, or the sum of both together with any other income the Broker counts, provided each portion is documented under its own rule. Your W-2 income is documented under the employed rule: pay stubs covering the most recent 90 days are preferred and are measured on the 3.0-to-1 gross standard. Your self-employment income is documented under the Self-Employed Applicants rule shown below. Your employer must verify your W-2 employment. If your W-2 job is New Employment (not yet started, or started within the last 90 days), it counts under Section 22 at the lower of the offered base pay and the base pay proven by your prior employer’s pay stubs, with a gap of no more than 60 days between jobs. You will receive the link to the Broker’s Income Documents form for Applicants with both employment and self-employment income after this application advances to review; a single $30 verification fee is paid on that form. If you also receive other income listed in Section 14 — for example Social Security, a pension, or child support — you document it on the same Income Documents form; no additional fee applies.

Self-Employed Applicants

Every Applicant must meet the same minimum income standard: verified gross monthly income of at least 3.0 times the monthly rent. Self-employment income is verified by the Broker from documents you upload through the Broker’s secure Income Documents form for self-employed Applicants; you will receive the link after your application advances to review. You must provide: (1) your IRS Record of Account Transcript or Tax Return Transcript, including Schedule C, for each of the two most recent tax years whose filing deadline has passed — both years must be filed and on transcript; a return on extension does not count, and an earlier year cannot be substituted; (2) the most recent three months of statements for every account your customers pay into — business, personal, or both; and (3) the monthly statements from any payment platform you are paid through. Your qualifying gross monthly income is calculated from the transcripts only: for each year, Schedule C net profit (line 31) plus depreciation and Section 179 expense (line 13) and business use of home (line 30); then the lower of the two-year total divided by twenty-four and the most recent year divided by twelve. If that figure is below 3.0 times the rent, the application is declined regardless of your bank statements. The statements show only that your business is still operating: business receipts in the three months must total at least half of one quarter of your most recent year’s gross receipts (Schedule C line 1). A business that has filed fewer than two years of Schedule C does not have qualifying self-employment income under Section 2. The Broker is not a CPA and does not prepare, request, or accept profit-and-loss statements. If you also receive other income listed in Section 14 — for example Social Security, a pension, or child support — you document it on the same Income Documents form; no additional fee applies. New Employment — a job you have accepted but not yet started, or one that began within the last 90 days — is counted only under Section 22 of our Minimum Requirements: you provide the employer’s written offer (not contingent, on letterhead, showing position, base pay, pay frequency, and start date), every pay stub from the job you are leaving covering your final 90 days there, and any pay stubs from the new job so far; the gap between your last pay period at the prior job and the new start date is no more than 60 days; and the start date is no later than 30 days after the lease start. Your qualifying income from the new job is the lower of the offered base pay and the base pay proven by your prior employer’s pay stubs; overtime, bonuses, commissions, and tips are not counted for New Employment. The Broker verifies the offer directly with your new employer. New Employment that does not meet these requirements is not counted.

Final approval remains conditional upon the employment and income source being current, active, and ongoing at the time of application processing and lease signing. Management reserves the right to perform final independent verification of current employment status. If the qualifying income source is no longer current and active prior to lease execution, the application may be declined.

New employment acknowledgement

I understand and agree to the above income verification policies, including the New Employment requirements in Section 22, the reliance on verified historical income, and the requirement for my employment to remain current and active until lease execution. Maximum Debt to Income Ratio

The maximum Debt to Income Ratio for every home the Broker lists is 41%. The ratio is calculated as described in Section 5 of our Minimum Requirements, using the advertised monthly rent, your verified gross monthly income, and your recurring monthly obligations, and is rounded to the nearest whole percent. A ratio of 41% is approvable; a ratio of 42% or higher is declined. There are no exceptions to this limit.

How to Estimate Your Debt to Income Ratio

We recommend estimating your DTI before applying to help you decide if this home is a fit. Note: This estimate is for your planning only. To ensure Fair Housing compliance, your official DTI will be calculated uniformly using your verified income, credit report, and the advertised rent.

Step 1: Add up your monthly obligations Include the advertised monthly rent for the home you are applying for, plus:

Mortgage payments (for all properties, even if listed for sale)
Auto loan or lease payments
Student loan payments (if deferred or no payment is shown, use 0.5% of the total loan balance)
IRS installment agreements or approved payment arrangements
Alimony, child support, or court-ordered payments
Minimum monthly credit card payments
Personal or installment loans (Do not include: your current rent, utilities, insurance, groceries, childcare, or subscriptions).

Step 2: Find your gross monthly income This is your total income before taxes and deductions. If you only know your annual gross income, divide it by 12.

Step 3: Calculate the percentage Divide your total monthly obligations (Step 1) by your gross monthly income (Step 2), then multiply by 100 to get your DTI Ratio.

Example Calculation: The advertised rent is $1,800. Your other monthly debts are $400 (auto), $150 (student loan), and $50 (credit cards), totaling $600. Your total monthly obligations are $2,400. Your gross monthly income is $6,000. $2,400 ÷ $6,000 = 0.40, multiplied by 100 is 40% DTI.

Mortgages Included in DTI Calculation

All mortgages found in your credit report will be included in the calculation of your current debt load even if the property is listed for sale, under contract and or scheduled for closing. The Broker acknowledges no duty to the applicant to assume the sale of a property will close.

Delinquency Disclosure

Active account delinquencies shown on your credit report are totaled and compared to the monthly rent of the home applied for. Non-medical delinquencies and medical delinquencies are totaled separately; if either total equals or exceeds one month’s rent, your application will be declined. A qualifying credit score does not offset a total that equals or exceeds one month’s rent. An active delinquency is defined as: a past-due account; an unpaid collection; an unpaid charge-off; an unpaid judgment; or an unpaid tax lien. Student loans that are actively past due, in default, or in active collections are active delinquencies. A delinquency is medical when the credit report identifies it as medical or the original creditor is a healthcare provider, hospital, or medical billing company. The amount counted for each delinquency is the amount reported past due; for a collection, charge-off, judgment, or tax lien, the amount counted is the balance reported on the credit report. Eviction judgments are assessed separately under Section 11. The full rule is published in Section 3 of our Minimum Requirements.

Credit and Delinquency Acknowledgment

I understand that active account delinquencies on my credit report are totaled and compared to one month's rent, non-medical and medical separately; that if either total equals or exceeds one month's rent my application is declined; and that a qualifying credit score does not offset a delinquency total. I have read and understand Dean & Associates Inc's Delinquency Disclosure.

Income Verification Disclosure

Under the terms and conditions of this application, income is verified by the Broker from original documents the Applicant uploads through the Broker’s secure Income Documents form for the Applicant’s employment type. The Broker emails the link after the application advances to review; the $30 identity and income verification fee is paid on that form, which cannot be submitted until the payment is approved. Income documents are not accepted by email, text message, or in person, and are not uploaded to this application. Every uploaded document is screened for alteration by the Broker’s third-party document verification service; the Broker calculates the qualifying income figure itself from the documents, under the rules published in Section 14 of the Minimum Requirements, and applies them uniformly to every Applicant. Special conditions apply to Self-Employed Individuals (see the disclosure above and Section 2). Employed Applicants: pay stubs covering the most recent 90 days are the preferred document and are measured on the 3.0-to-1 gross standard using base pay, plus documented variable pay under the W-2 rule. Every employed Applicant states their current gross base pay rate and pay frequency on the Income Documents form, and the employer confirms or corrects it on the Broker’s Employment Verification Letter; the lower figure controls, and the application is not complete until the employer responds. Employment is verified in writing under Section 14; if the employer does not respond within seven business days the application is deemed incomplete until verification is obtained. Applicants whose employer issues only paper pay stubs use the paper pay stub option in Section 14 (bank statements showing each payroll deposit, scans of the paper stubs, and the base pay the employer confirms). Overtime, tips, commissions, and performance bonuses count when documented with W-2 forms or the IRS Wage and Income Transcript for the most recent tax year under the W-2 rule in Section 14; the qualifying figure is then the greater of current base pay or the W-2 total wages divided by twelve. Income other than wages or self-employment is counted only from the sources and with the documents listed in Section 14; savings, investment, and retirement account balances are not income. Dean & Associates Inc does not participate in the Housing Choice Voucher Program, commonly known as Section 8, or in other rental subsidy programs that require a contract between the Owner or the Broker and a government agency, and does not hold Housing Assistance Payment contracts with any housing authority. Disputes & Accommodations: If your application is declined based on verified income, you will receive an Adverse Action Notice stating the qualifying gross monthly income the Broker calculated, the section under which it was calculated, and the minimum income required for the home. All Lease Signatories Must Personally Visit the Property & Approve its Condition before a Lease will be offered for signing.

You cannot secure a Property and take it off the Market with an Application. Anyone who will be allowed to or required to sign the lease must personally visit the property and approve its condition before the Broker will prepare and present a Lease for signature. This policy applies to both spouses of a married couple, both members of an unmarried couple and/or both roommates. Viewing by a third party, including a Real Estate Agent, friend, family member or viewing by video conference will not be accepted by the Broker in lieu of a personal visit by all Signatories.

Personal Visit Requirement Acknowledgment

I have read and understand the requirement that all Lease Signatories personally visit the Property and approve its condition before a Lease will be offered for signing.

Agency Disclosure

The Broker is the Single Agent of the Property Owner. The Broker provides Transaction Brokerage Services to the Rental Customer. If and when there is a conflict between the interests of the Property Owner and the Rental Customer, the Broker will protect the interests of the Property Owner.

Lease Term

All lease terms are for approximately 12 months, therefore negotiating for a lower rental rate for a longer lease term is not allowed.

School District

The Applicant is solely responsible for contacting the school district and verifying which schools the property is zoned for. In the Broker's experience the school district information in Zillow and other online real estate websites is not reliable.

Crime Statistics

The Applicant understands that Dean & Associates Inc and the Property Owner do not provide, verify, or disclose crime statistics or other neighborhood safety information and have no duty to do so. Crime and safety data is publicly available from law enforcement agencies and government sources, and the Applicant is solely responsible for researching it independently before submitting this application or signing a Lease.

Sex Offender Registry

The Applicant understands that information about registered sex offenders is publicly available from the Alabama Law Enforcement Agency and the national registry maintained by the United States Department of Justice. Dean & Associates Inc and the Property Owner do not compile, verify, or disclose this information and have no duty to do so. The Applicant is solely responsible for reviewing it independently.

Policy on Corporate Leases

Dean & Associates Inc does not offer residential Lease agreements to Corporations, Limited Liability Companies (LLCs), Partnerships, Trusts, Estates, or any other legal entity or organization. The named Tenant (or Tenants) on every Lease must be a natural person who will be a primary Occupant of the residence, and every application must be submitted in that natural person's name. An application that lists any entity, rather than a natural-person Occupant, as the prospective Tenant will not be processed. This standard is applied to every application in the same way.

Corporate Lease Acknowledgement

I acknowledge and understand that Dean & Associates Inc does not lease residential properties to Corporations, Limited Liability Companies (LLCs), Partnerships, Trusts, Estates, or any other legal entity or organization. By proceeding with this application, I confirm that I am applying as a natural person and individual prospective Tenant.

Claims that the Applicant's Credit Report Does Not Show Recent Important Changes

The Broker acknowledges no duty to the Applicant or a third party to accept verbal or documented reports that the credit report does not show recent, important changes. These changes may include, but are not limited to: the payment of delinquent accounts, a divorce, etc. The Broker has a published policy on this.

A Credit Report Is Required

I understand that every Applicant must authorize a credit report through the Broker’s screening provider, that the Broker obtains reports from consumer reporting agencies in the United States and Canada only, that an Applicant whose United States report returns no credit score may authorize a Canadian credit report for a second $30 fee if the Applicant has credit history in Canada, and that an Applicant with no credit score is evaluated under Section 4 of the Minimum Requirements.

About Student Loans Deferred or in Forbearance

Student loans in active repayment are counted in your Debt to Income Ratio at the stated minimum monthly payment. When a student loan is deferred or in forbearance and no monthly payment is shown on the credit report, the Broker uses the FHA and Freddie Mac guideline of 0.5% of the outstanding balance as the monthly payment. If the credit report does not state when the deferment ends, the Broker treats it as ending within 12 months and applies the 0.5% figure. A deferred loan is counted as $0 only if the deferment ends more than 12 months after the application date, and a loan on an approved $0 Income-Driven Repayment plan is counted as $0 — in each case only when you provide a recently dated statement issued directly by the loan servicer (for example Nelnet, MOHELA, or Aidvantage) or by StudentAid.gov that states the exact deferment start and end dates or confirms the $0 payment. General correspondence, undated screenshots, and your own statement are not sufficient. The full rule is published in Section 5 of our Minimum Requirements.

What is the pet policy in the online advertising?

No pets.
No dangerous breed or mixed dangerous breed dogs; no dogs over 25 lbs. (per veterinary record) when mature; no dogs under 6 months old; max 2 dogs; no cats. The pet fee shall be $250 per dog.

How many pets?

If you have more than two pets or your pet situation does not fit the options above, you must submit a Policy Exception Request before completing this application. All requests for exceptions must be in writing. Visit the Policy Exception Request Form to submit your request. Once your exception is reviewed and approved, return to this application to complete it. An assistance animal is not a pet and is not counted here.

No Rental Arbitrage, Sub-leasing, Assignment, etc.

Tenant shall not sublease the Premises or any part thereof, nor shall Tenant permit any other person to occupy the Premises, without the prior written consent of the Landlord in each instance. Any attempt to sublease without such consent shall be considered a material violation of the lease. In the event of an unauthorized sublease, Landlord shall have the right, at their sole discretion, to terminate this lease agreement and initiate eviction proceedings against the original Tenant and any unauthorized sublessees, which may include filing an unlawful detainer action to regain possession of the property.

No Rental Arbitrage Acknowledgment

To process an Application and execute a Lease takes approximately 7 calendar days. The Broker does not assure any Applicant that the process can be done in less than 7 calendar days.

Occupancy Date Scheduling Rules

The Broker does not accept applications for future occupancy dates beyond the schedule outlined herein. Applications submitted on or before the 22nd of any month must request an occupancy date on or before the 1st day of the following month only, and applications submitted on or after the 23rd of any month must request an occupancy date on or before the 1st day of the second following month only. Applications requesting any other occupancy date will not be considered. The requested occupancy date must strictly comply with this policy, and submission of an application with a non-compliant date may result in automatic denial or cancellation of the application.

The Lease will have an Early Termination Clause

The Lease will contain an Early Termination Clause that states that the Landlord agrees to release the Tenant from the Lease before the expiration of the initial term with conditions. The clause in the Lease will essentially state that the Tenant remains responsible for paying the rent and utilities until a new Tenant is placed and begins paying the rent.

Assumption of Early Termination Rights Strictly Prohibited

When a Rental Customer notifies the Broker or the Broker's Agent that they intend to rent and then purchase another house, they do not establish the right to void the Lease at their will and leave the Lease early without penalty. The Broker does not and cannot assure the Tenant that the Landlord will not take legal action against the Tenant if they leave the Lease early without legal justification. Purchasing a new home before the end of the initial term is not a legal justification.

Authorized User Policy aka "piggybacking"

An Authorized User account is a credit card or other revolving account on which you are permitted to charge but are not the contractual borrower. Its age, limit, and payment history belong to the Primary Cardholder; they can raise your credit score, but they do not show how you have managed credit, and this access is also sold commercially ("piggybacking"). The Broker qualifies you on your own credit history and applies these rules to every Applicant in the same way. An Authorized User account on a card held by a co-Applicant on this same application is treated as your own account, because the co-Applicant’s credit is evaluated on the same application; the Broker matches it to the co-Applicant’s report and does not take your word for it; an account that cannot be matched is counted as an Authorized User account. (1) Authorized User share: the Broker counts the credit accounts on your report (revolving and installment, open or closed; collections and public records excluded) and how many are Authorized User accounts other than co-Applicant accounts; if more than half are Authorized User accounts, or if no account on the report is your own, you do not have a qualifying credit history and the application is declined regardless of the score. Who the Primary Cardholder is otherwise does not matter. (2) Debt to Income Ratio: payments on Authorized User accounts are excluded from your DTI. The Broker does not consider explanations or documents about an Authorized User account. The full rule is published in Section 12 of our Minimum Requirements.

Roommates

Two roommates may combine their incomes to meet the income qualification requirement. The two roommates must otherwise meet all other requirements for lease application approval.

Renter's Insurance

Applicants applying to lease a property are required to purchase Renter's Insurance. For the purpose of this disclosure the term Renter's Insurance shall refer to an insurance policy to provide financial protection for Tenants against various covered events that can cause damage or loss to their personal property, as well as liability coverage.

Tenant Property Damage Insurance

On Properties managed by Dean & Associates Inc, Property Damage Insurance which costs $8.99 per month is included in the advertised rental rate.

Adult Occupant Background Reports

In addition to the credit and background report obtained on each Applicant, the Broker obtains a background report, including a nationwide criminal history search, on every occupant age 19 or older who will live in the home and is not an Applicant, before the application is approved. An occupant’s background report is evaluated under Section 20 of the Minimum Requirements only; the Broker does not obtain a credit report on an occupant, and an occupant’s credit, income, and eviction history are not considered. A $30 background screening fee applies to each adult occupant, paid through a separate link the Broker sends after review. Each adult occupant must also complete identity verification through the Broker’s third-party identity verification service, at no charge.

There is no charge to submit this application. If your application advances after review, Dean & Associates Inc will email you separate secure links to complete the following steps, in this order.

Credit and background screening. A $30 fee, paid to Dean & Associates Inc, is due before this step. You will receive a payment link, and the credit and background screening will not begin until the fee is paid.
Income documents and identity verification. You will receive the link to the Broker’s Income Documents form for your employment type. Upload your original PDF documents and pay the $30 verification fee on that form; the form cannot be submitted until the payment is approved. After you submit, the link to the Broker’s third-party identity verification service appears on the confirmation screen and is emailed to you; identity verification carries no additional charge. Employed Applicants will also complete an Employment Verification Letter for electronic signature, which the Broker emails to the employer; the application is not complete until the employer verifies employment.
PetScreening profile. PetScreening requires a separate profile for each pet and for any assistance animal, completed once for the household. A household with no pets completes one no-pet profile. No-pet and Assistance Animal profiles are free. Each pet profile costs $30, paid to PetScreening.

Your application is not complete until all three steps are finished.

Fee Acknowledgment

I understand there is no charge to submit this application, that if my application advances after review I will be asked to pay a $30 credit and background screening fee by separate link before credit and background screening, to upload my original income documents and pay a $30 verification fee on the Broker’s Income Documents form, and to complete identity verification at no additional charge, and to have my household complete a PetScreening profile for each pet and for any assistance animal (or one no-pet profile if my household has no pets), for a total application fee of $60 per Applicant, and that my application is not complete until those steps are finished.
