There is no fee charged unless we place a Tenant. Leasing fees are deducted from the initial funds delivered by the Tenant at lease execution.

Tenant Placement Warranty
In consideration of the Leasing Fee (equal to one-half of the first month’s rent), Broker warrants the quality of its Tenant screening and placement service for the duration of the Tenant’s initial 12-month lease term. If the Tenant placed by Broker defaults on their initial lease agreement resulting in a formal eviction, Broker will cover uncontested legal eviction costs up to $1,500 and credit Owner up to two (2) months of lost base rent until the Owner regains possession, not to exceed $6,000.
Expiration: This warranty is strictly limited to the initial 12-month lease term. It expires definitively at the end of the 12th month of occupancy. This warranty does not extend to lease renewals, month-to-month holdovers, or subsequent lease terms, regardless of whether the Tenant is re-screened or re-qualified. This warranty is a guarantee of Broker’s initial placement service and is not an insurance policy.
