Pet Policy

Property Owners have the option to not allow pets. When a Property Owner elects to allow pets the policy is: No dangerous breed or mixed dangerous breed dogs; no dogs over 25 lbs. when mature; no dogs under 6 months old; max 2 dogs; no cats. The weight of the dog will be accepted from the veterinary records, not the Owner’s declaration to Petscreening.com. $250 pet fee per approved dog. All applicants must complete PetScreening.com. Household pet profiles currently cost $30 per pet and may require annual renewal. No-pet and assistance animal accommodation profiles are free.

Assistance animals are not pets. When an assistance animal is approved as a reasonable accommodation under the federal Fair Housing Act, this Pet Policy does not apply to it: the breed, weight, age, and number limits and the $250 pet fee do not apply, no pet deposit or pet rent is charged, and the animal is accepted at a home advertised as no-pets. Every request for an assistance animal is reviewed through the free assistance animal accommodation profile at PetScreening.com, whose legal team evaluates the request and its supporting documentation under HUD’s current guidance, verifies that documentation with the professional who issued it, and sends its recommendation to the Broker. The Broker does not evaluate assistance-animal requests or documentation itself and acts on PetScreening’s recommendation in every case. An Applicant who asks the Broker for an assistance-animal accommodation in any other way, as Section 24 of the Minimum Requirements allows, is referred to the PetScreening profile at no charge; the Broker follows up within five business days as Section 24 provides, and the request is decided on PetScreening’s review. A certificate, registration, or identification card purchased online is not, by itself, reliable documentation. A request is never counted against the Applicant. An approved assistance animal must comply with state and local animal laws and remain under the Tenant’s control, and the Tenant is responsible for any damage the animal causes.
