About Us

We are Realtors® that specialize in assisting Individual and Corporate Investors acquire Rental Properties.  We also provide Leasing Services, Property Management Services and Eviction Insurance.

Service Area

Our Service Area is Shelby County.  We provide Leasing and Management Services for single family properties that are estimated by Zillow® to lease between $1500 and $5000 per month.  Properties must be vacant, unfurnished and in “Broom Clean” condition.

Rental Market Conditions as of April 2025

Supply of rental homes in Shelby County currently exceeds demand. Many of the homes for rent in Shelby County are owned by large corporations who do not require a minimum credit score for lease application approval. These homes are being rented at approximately $1.20 to $1.30 per square foot.  In addition these homes all use Self-Showing Lockboxes that allow the Rental Customer to view the property at their convenience without having to schedule with an Agent.

Leasing Service

Leasing Service includes:  (1) Advertising, (2) Property Showings, (3) Tenant Screening, (4) Producing a Move In Condition Report and (5) Lease Execution.

AdvertisingWe will photograph your property and list it to the MLS and will also advertise it on Zillow®, Hotpads®, Trulia®, Realtor.com®, etc.

Property Showings:  The Broker will provide MLS Listing Service with all showings conducted by Licensed Realtors® for a fee of 100% of the first month’s rent.  The Broker will provide Rently® Self-Showing Service for a fee of 50% of the first month’s rent.    

Tenant Screening:  We verify the Applicant’s Identity, Employment, Credit Score and Background.  

Move In Inspection Report:  The Broker will conduct a Move In Inspection Report with 360° photography and deliver a copy to the Landlord and the Tenant.  The Broker will not conduct a Move Out Inspection Report with Lease Only Service.

Lease Execution:  We provide Attorney vetted Leases for both parties to sign online via DocuSign.

Optional Property Management Services

$69 per Month – Monthly Property Management Without Repair Ordering Service: Some Property Owners prefer to order their own repairs but would like to have rent collection services. Owners may contract for Monthly Property Management Service without authorizing the Broker to order repairs.  Features of this service include:

$99 per Month – Monthly Property Management With Repair Ordering Service: Features of this service include:

$250 per year for Annual Lease Renewal Service.  Features of this service include:

  • Annual Property Inspection
  • Negotiating Rent Increases
  • Rechecking Annual Income
  • Rechecking Credit Score

Optional Eviction Insurance

SureVestor Eviction Insurance

SureVestor Eviction Insurance costs $30 per month.  It is only available to Owners who purchase one of the Property Management Services above.  According to a recent article published by Experian, the average US Credit Score in 2024 was 715.  The Broker recommends that you seriously consider purchasing Eviction Insurance if you intend to set your minimum Credit Score requirement below 715.
