Service Area

Our Service Area is Shelby County.  We provide Leasing and Management Services for single family detached properties that are estimated by Zillow® to lease for at least $1400 per month.  Properties must be vacant, unfurnished and in “Broom Clean” condition.  Properties cannot have unpermitted finished areas such as basements, attics, covered porches, etc.

Leasing Service Costs 100% of the First Month’s Rent for MLS Agent Showing Service Plus Rently® Self-Showing Service

Leasing Service includes:  

  • AdvertisingWe will photograph your property and advertise it on Zillow®, Hotpads®, Trulia®, Realtor.com®, etc.
  • Property Showings:  For 100% of the first month’s rent the Broker will provide MLS Agent Showing Service plus Rently® Self-Showing Service for properties listed to rent for between $1400 – $2999 per month.  Rently® Self-Showing Service is not availabe for properties that lease for $3000 per month or more.  Rently® Self-Showing Service Only is available for 50% of the first month’s rent.  
  • Tenant Screening:  We verify the Applicant’s Identity, Employment, Credit Score and Background.
  • Move In Inspection Report:  The Broker will conduct a Move In Inspection Report that will document the condition of the property at Lease Execution.
  • Lease Execution:  We provide Attorney vetted Leases for both parties to sign online via DocuSign.

Property Management Service Costs $149 per Month and Includes Eviction Insurance

Property Management Service includes:

  • Repair Ordering Service
  • Rent Collection
  • Credit Bureau Reporting
  • Accounting
  • Move Out Inspection
  • Security Deposit Escrow and Return
  • Annual Inspections
  • Tenant Property Damage Insurance
  • Insurance Coverage for Evictions with up to $5,000 in legal fees, including filing and defense costs and additional for Sheriff fees.
  • Insurance Coverage for up to $9,000 in loss of rent for delinquency or skipped payments related to an Eviction.
  • Insurance Coverage for up to $35,000 in intentional damages caused by tenant vandalism or theft.
