MLS Listing, Advertising and Leasing Service with Credit-Verified Self-Guided Tour Access plus REALTOR® Showing Service for 50% of the First Month’s Rent

Service Includes:  

  • The Owner can begin this service immediately without paying anything and the Owner will not owe anything unless or until a Qualified Tenant signs a Lease.  Leasing fees are deducted from the Tenant’s initial payment at lease execution.
  • Listing and Advertising:  We will photograph your property and list it to MLS, Zillow®, Hotpads®, Trulia®, Realtor.com®, etc.
  • The Broker will provide Credit-Verified Self-Guided Tour Access Service and check the Credit Report of every Rental Customer that requests a self-guided tour of your property to verify that they have a Qualifying Credit Score, without delinquencies, before allowing a Tour of your property.
  • Agent Escorted Showings will be provided by Cooperating REALTORS and they will be paid 25% of the first month’s rent if they are the procuring cause of a signed lease.
  • Tenant Screening:  We verify the Applicant’s Identity, Employment, Credit Score and Background.  We screen thoroughly for Identity Fraud.  In the 11+ years we have been in business, we have never had an Eviction.
  • Lease Execution:  We provide Attorney vetted Leases for both parties to sign online via DocuSign.

  • $750 Non-MLS Leasing Service for Properties renting between $1,500 and $2,499 per month

  • Lease Enforcement:  As Licensed Agents we have a legal responsibility to appropriately use Lease Law to protect the Owner’s interests.  
  • Eviction Services:  If an eviction becomes necessary we will guide you through the Legal Process.  If you purchase the optional SureVestor ProtectionPlus Bundle (see below) we will hire the Attorney and handle the entire eviction process for you and file the insurance claim for reimbursement of losses provide by the policy. 

Optional SureVestor ProtectionPlus Bundle Insurance is Available for $50 per Month

Monthly property management for $50 per month is a prerequisite for SureVestor Landlord Insurance which costs $50 per month. Coverage includes but is not limited to:

  • Malicious Damage: Covers up to $35,000 in intentional damage or vandalism caused by tenants.
  • Loss of Rent Guarantee: Covers up to 25 weeks of lost rent if the property becomes uninhabitable due to a covered event.
  • Eviction Costs: Provides up to $5,000 for eviction costs, including filing fees and sheriff fees.
  • Liability Coverage: Includes $1,000,000 in third-party liability coverage, which is twice the amount typically offered by standard dwelling policies.
  • Theft Coverage: Includes $15,000 for theft or damage resulting from theft.
  • Lock-Related Coverage: Covers rekeying of locks if a tenant skips out or is evicted, and provides $5,000 in lockbox coverage.

Service Area

We provide Leasing and Management Services for single family properties that were built after 1977 and are estimated by Zillow® to lease for at least $1500 per month. Properties must be vacant, unfurnished and in good condition.

Our service area includes approximately a 9 mile radius from our office at 4000 Eagle Point Corporate Dr, Birmingham, AL 35242.

In Shelby County our service area also includes: Alabaster, Calera, Chelsea, Helena, Hoover, Meadowbrook and Pelham.

In Jefferson County our service area also includes: Cahaba Heights, Vestavia Hills, Hoover, Irondale, McCalla, Homewood and Mountain Brook.

In St. Claire County our service area also includes: Pell City, Lincoln and Moody.
