Agent Showing Policy for MLS-Listed Rental Properties

MLS-listed rental properties may be shown by cooperating real estate licensees under their own brokerage, MLS, owner, or listing-showing procedures. Dean & Associates Inc does not control or establish the showing policies of cooperating brokers or their agents.

This policy applies only to showings conducted by agents of Dean & Associates Inc.

Dean & Associates Inc agents are available to show MLS-listed rental properties to prospective rental customers who complete Dean & Associates Inc’s pre-showing prequalification process, subject to the actual availability of the property and the scheduling availability of Dean & Associates Inc agents.

Pre-showing prequalification requires third-party verification of the following:

  1. Verification of identity through Snappt;
  2. Verification of income or other qualifying financial information through Snappt; and
  3. Verification of a qualifying credit score through TenantReportX.

Dean & Associates Inc does not accept identity, income, or credit documentation directly from rental customers for purposes of this pre-showing prequalification process. Verification must be completed through the designated third-party verification providers, or through another approved alternative method when required by applicable law, including a reasonable accommodation.

Pre-showing prequalification is not lease approval and does not guarantee that a property remains available, that an application will be approved, or that a lease will be offered. Lease-application approval criteria are published in the online advertising for each property and are applied separately from this pre-showing policy.

Dean & Associates Inc applies this policy uniformly to all prospective rental customers requesting showings through Dean & Associates Inc agents, without regard to race, color, national origin, religion, sex, familial status, disability, or any other status protected by applicable federal, state, or local fair housing law.

This policy is intended to ensure that Dean & Associates Inc agents use a consistent, objective, third-party prequalification process before conducting showings, while applying the same standards and procedures uniformly to all prospective rental customers in compliance with applicable Fair Housing and consumer-reporting laws.
