Agent Showing Policy for MLS-Listed Rental Properties

When Dean & Associates Inc lists a rental property in the MLS, the available showing options depend on the property’s advertised monthly rent.

1. Showings by a Cooperating Agent (all MLS-listed properties)

Rental Customers are encouraged to arrange a showing through a Cooperating Agent of their choice. Dean & Associates Inc offers a cooperating commission to the Cooperating Agent when the Rental Customer signs a lease, per the published terms on our Cooperating Agent Commission page. Working with a Cooperating Agent gives the Rental Customer the opportunity to obtain their own representation in the transaction.

Cooperating Agents schedule and conduct showings under their own brokerage, MLS, owner, or listing-showing procedures. Dean & Associates Inc does not control or establish the showing policies of cooperating brokers or their agents.

2. Self-Guided Tours Through Rently (properties listed between $1,500 and $3,499 per month)

MLS-listed rental properties with an advertised rent between $1,500 and $3,499 per month are available for self-guided tours through Rently with identity verification. A self-guided tour is the fastest way to view a property and does not require a lease application. Self-tour scheduling links are published in the online advertising for each eligible property.

For property security reasons, self-guided tours are not offered for properties listed at $3,500 per month or more.

3. Showings by Agents of Dean & Associates Inc (all MLS-listed properties)

Agents of Dean & Associates Inc conduct showings only for Rental Customers who have completed a full lease application and received approval under the published criteria advertised for the property. An appointment will be granted after approval, subject to the actual availability of the property and the scheduling availability of Dean & Associates Inc agents.

This requirement reflects how Dean & Associates Inc operates. The rental rate and the lease application approval criteria are not negotiated at showings. Application approval criteria are published in the online advertising for each property and are applied uniformly without exception per Federal Fair Housing equitable enforcement requirements. Questions about a property or its rental rate are welcome by phone or email before or after a showing.

An approved application does not reserve the property, does not remove the property from the market, and does not guarantee that a lease will be offered. Application processing and approval are governed by the published Minimum Requirements.

Verification and Uniform Application

Identity, income, and credit verification are completed through the designated third-party verification providers identified in the application process, or through another approved alternative method when required by applicable law, including a reasonable accommodation. Dean & Associates Inc does not accept identity, income, or credit documentation directly from Rental Customers.

Dean & Associates Inc applies this policy uniformly to all prospective Rental Customers, without regard to race, color, national origin, religion, sex, familial status, disability, or any other status protected by applicable federal, state, or local fair housing law. This policy ensures that Dean & Associates Inc agents use a consistent, objective process before conducting showings, applying the same standards and procedures to all prospective Rental Customers in compliance with applicable Fair Housing and consumer reporting laws.
