Eviction Protection Plan (EPP)
Our optional Eviction Protection Plan (EPP) is designed to help Property Owners reduce the financial impact of an eviction while maintaining a structured and professional eviction process.
For an additional $10 per month per property, the EPP provides limited reimbursement for certain legal costs associated with removing a Tenant.
What the EPP Covers
If your property is enrolled in the EPP and an eviction becomes necessary, the plan provides:
- Reimbursement of court filing fees
- Reimbursement of reasonable attorney’s fees
- Up to a maximum of $1,000 per tenancy
All eviction proceedings are coordinated through our office with a licensed attorney to ensure compliance and consistency.
Key Requirements for Coverage
- The Tenant must have been placed by our company
- The property must be actively under management
- The EPP must be active at the time the eviction is initiated
- All management and EPP fees must be current
What the EPP Does Not Cover
The EPP is designed specifically for eviction-related legal costs and does not cover:
- Lost rent or unpaid rent
- Property damage
- Turnover or make-ready expenses
- Collection efforts after judgment
- Situations caused by Owner interference or breach of the management agreement
Important Limitations
- The EPP must be elected at the start of the management agreement
- It cannot be added after a Tenant has been placed
- It cannot be added once a default or lease issue is known or suspected
- Coverage ends automatically if the management agreement is terminated
